A concrete company that probes the clay before it names a price

We started because Olathe added about 100,000 people in thirty years, and a lot of the concrete poured during that run wasn't built for Kansas clay, a Kansas winter or the salt that comes home on the car.

Olathe had about 63,000 people in 1990. By the Census Bureau's July 2025 estimate it had 150,025, up 6.2 percent since 2020 alone, with three out of four homes owner-occupied at a median value of $364,700. The subdivisions that absorbed that growth were poured by production crews a driveway a day, usually late in the build on backfill that was never compacted, with a mix that wasn't ordered for freeze-thaw and no sealer before the first winter. Twenty to thirty years later, those driveways, walks and stoops are failing on the same streets in the same ways.

Olathe Concrete Co. is a locally operated concrete company, not a franchise or a call center, that books and manages residential and small commercial concrete work across Olathe, Overland Park, Lenexa, Shawnee, Gardner, Edgerton, Spring Hill, Leawood, De Soto, Prairie Village and Mission. The crews that do the work carry general liability and workers' compensation, and work in any city's right-of-way is done under that city's permit, with the bond and the inspection the city requires.

Measure first, then quote

An estimator measures the job, probes the clay and the base where the ground matters, reads the plat for easements, finds the downspouts and sprinkler lines, and works out whether the job reaches the City right-of-way or needs the HOA before anyone names a number. Plenty of sunken slabs can be lifted instead of replaced, and we say so.

Build for the winter

Air-entrained concrete around 4,000 psi with 6 to 7 percent air, a compacted base over the clay, the right thickness for the load, joints cut the same day, a slope that drains, curing on day one and a breathable sealer in late summer before the first freeze. Footings for anything that carries a building go below the frost line.

The City of Olathe's right-of-way permit and pre-pour inspection, Overland Park's $40 permit and bond, Shawnee's ROW Driveway Permit and $5,000 bond, Prairie Village's city license: each city has its own rules, and Johnson County issues no license class for concrete at all. We know whose approval your job needs, file it, schedule the inspection and send your HOA its drawing.
