Estimates
Prices on this site are 2026 ranges for Olathe and Johnson County so you can budget. The price you pay is the written, itemized estimate you receive after an on-site measurement, and it's good for the period stated on it (normally 30 days). An estimate is not a contract until you sign it.
Who does the work
Concrete work arranged through this site is performed by independent crews carrying general liability and workers' compensation insurance. Kansas has no statewide contractor license and Johnson County issues no license class for concrete flatwork; where a city requires a local license or a permit for the work, we obtain it before the pour. Work in a city's right-of-way is performed under that city's permit, with the bond, insurance and inspections the city requires, and carries the guarantee the city requires.
Permits, easements and utilities
We identify which authority, if any, must approve your project and file the permit; permit costs are shown as their own line. We check your plat for easements, locate sprinkler and drainage lines before excavation and file a Kansas 811 locate request, but the recorded plat, the current code and the reviewing agency are the final word.
Payment
No deposit is due until you've approved the written price and the work is scheduled. Residential flatwork is normally paid on completion; building slabs may be staged at the inspections, as stated on the estimate.
